We acquire 1970s–1990s vintage workforce housing in the path of growth, execute a focused renovation and operational plan, and hold for the long term. Our returns come from durable cash flow and principal paydown — not financial engineering.
We rely on conventional Fannie Mae and Freddie Mac agency debt — the cheapest, most stable capital available for multifamily. No bridge stretch, no creative structures designed to look good in a model and crack under pressure.
Before real estate, our founder spent 14 years running restaurants in South Florida — managing P&Ls, people, and physical assets under real margin pressure. That operating discipline is what we bring to every property: cost control, accountability, and execution.
